��ĻAV provided GC services for the Bakar BioEnginuity Hub at UC Berkeley by creating research facility space and seismically rejuvenating the 47-year-old University Art Museum. The project scope included construction of a full-service life science incubator which included private labs for enterprises desiring more dedicated space, and wet and dry open lab benches for faculty and student researchers. Work also included a single-story, glass-enclosed addition, which adds 6,600 SF of office space to support the research function. ��ĻAV self-performed exterior building preservation, fencing, and grouting, which was painstakingly installed to a high level of architectural detail. The project achieved LEED Gold certification.

Within the 40,000 SF incubator is the provision of extensive equipment and laboratory space so that teams can test, develop, and grow their game-changing ideas. Fledgling ventures can lease as little as a single lab bench or half of a freezer shelf, while larger companies can access state-of-the-art equipment for the fields of therapeutics, diagnostics, research tools, agriculture and food tech, and more.

300 Lakeside

300 Lakeside, known as the Kaiser Center, is a 28-story, 792,000 SF high-rise commercial office and retail building with three basement levels. The building stands alone but is part of a 7.2-acre city block which includes a five-level, 1,405-stall parking garage with a rooftop garden, and a 128,872 SF, mixed-use office and retail building known as “The Mall”. The proposed project includes base building work, landlord’s work, tenant improvement work, and seismic work. ��ĻAV self-performed lead abatement on all 28 floors, as well as hard and soft demolition, structural concrete, and site work concrete including bollards.

100 Stockton

Located in San Francisco’s historic Union Square, 100 Stockton features flagship retail, creative office space, expansive event areas, and a dramatic rooftop dining venue. Extending nearly half a city block, the project includes 242,000 SF of mixed-use space on eight levels. This iconic building underwent a major seismic renovation, and ��ĻAV converted the existing, primarily single-tenant retail and office building into a multi-tenant retail building. Also included was the alteration of existing exteriors to all-glass facades and creation of a new rooftop space with a 16,000 SF restaurant and outdoor terrace. ��ĻAV self-performed all lateral and gravity shoring after demolishing 60% of the existing building in multiple phases throughout construction duration. The project achieved LEED Gold certification.

Stanford University Sapp Center for Science Teaching and Learning

��ĻAV provided design-build services for the historical renovation, seismic upgrade, and expansion of one of the oldest buildings at Stanford University. Originally built in 1902, the four-story building is a key component of the university’s long-range vision to create a new biology/chemistry quad on campus. The sandstone structure features state-of-the-art bio/chemistry and organic chemistry teaching laboratories, along with a new library combining biology, chemistry, statistics and mathematics. An underground addition contains a lecture hall and a 300-person auditorium with a walkout terrace above. The team also performed the installation of site utilities and a filtration basin along Lomita Drive. The project achieved LEED Gold certification.

UCSF Clinical Science Building

The scope of work on this historic, 109,000 SF building for future classroom, meeting, and academic work space included demolition and abatement; seismic upgrades; historic restoration; a new entry way; interior construction including MEP, data and telecommunications cabling; building site landscape; and FF&E. Construction took space on the busy UCSF Parnassus campus next to an active medical center. The project achieved LEED Gold certification.

140 New Montgomery

This historic Art Deco structure and former home of the Pacific Telephone & Telegraph Building, designed by Timothy Pflueger and completed in 1925 as one of San Francisco’s first high-rises, underwent significant renovation and conversion into a 280,000 SF modern office tower. Restoration and repair of the signature lobby was complimented with the transformation of the former service courtyard into a sculptural garden and dining area. Original windows were replaced with replica, high efficiency windows and historic wood doors, “Bell” symbols in the lobby, wood paneling in the executive board room and the marble-clad staircase were restored and retained, as well as a full terra cotta facade restoration. Added amenities included extensive parking and showers for bikes, a restored historic central stair for tenant circulation and a full MEPFS upgrade designed with flexibility, efficiency, and scalability in mind.

A full seismic upgrade to the 31-story building included the installation of over 2.5 million pounds of steel reinforcement, 6,400 yards of shotcrete, 10 buckling restrained braces, and five super columns extending continuously from the basement to the 19th floor. Sustainability was a key focus and the building achieved LEED Gold level certification.

48 Stockton

This repositioning project consisted of the core and shell renovation of the former Barney’s Department Store retail space in the Union Square area of San Francisco. The scope included demolition of finishes, installation of all new MEPFS systems, four new elevators, new roofing, and new finishes for a ground floor lobby, elevator lobbies, and restrooms. The combined use building has three floors of designated retail space on the lower level, first and second floors, with office designated space on the third through sixth floors. ��ĻAV self-performed concrete.

2121 Webster Street / The Pacific

Conversion of the former University of the Pacific Dugoni School of Dentistry building into 76 high-end residential condominiums and townhomes. The precast concrete exterior skin was removed and replaced with a high-performance glass curtain wall. Work also included seismic upgrades and all new interior improvements. The townhomes are LEED Silver certified and the nine-story tower is LEED Gold.

ACT Strand Theater

��ĻAV transformed a 1917 vaudeville house known as “The Jewel” into a 300-seat venue for the American Conservatory Theater (ACT). In order to adapt the historic, four-story reinforced concrete and steel building into a modern performance venue, many alterations and upgrades were necessary, including a full seismic upgrade to the structure, restoration of the main facade on Market Street, and underpinning and excavation to add square footage. The building’s complete interior remodel provided a live performance theater, box office, lobby, bar/cafe, green room, office space, and flexible space for rehearsals and gatherings. The project achieved LEED Silver certification.

Lorenzo Theater

This project included the preparation for tenant improvements of the existing Lorenzo Theater building, a California Historic Landmark originally built in 1947. The scope of work included seismic strengthening with new steel trusses, restoration of existing base finishes and character-defining features damaged by a large fire, new mechanical and electrical systems, accessibility upgrades, and self-performed specialty shoring for the restoration of the iconic jungle-themed murals, which glow under blacklight. The project achieved LEED Silver certification.
