The work on Building 12 involved renovation, seismic retrofit, and adaptive re-use of the historic, steel-framed warehouse that was used for ship construction and repair during World War II. The project team lifted the entire structure approximately 12 feet through a complex system of jacks in order to complete the work. As it was held in place, ��ĻAV implemented significant modifications the building to that include a below-grade parking garage, retail space with a common court and public restrooms, 45,000 SF of mezzanine space, and 60,000 SF of office space, all of which added approximately 100,000 SF onto the building for a total of 220,000 SF. Also included in the scope of work was a self-performed restoration and preservation of the historic envelope and new wood decking on all levels; utility retrofit; and streetscape improvements. The project achieved LEED Gold certification.

The historic, 60-foot, 15-ton Building 15 was stripped down to its structural frame system, lifted approximately nine feet, moved 200 to make way for infrastructure and street upgrades. Using a complex system involving crane mat stacks, substrate preparation, hydraulic manifolds, and jacks to lift the building back into the air, ��ĻAV’s team applied liquid soap onto Teflon-coated tracks to reduce friction as it slid back into place.

100 Stockton

Located in San Francisco’s historic Union Square, 100 Stockton features flagship retail, creative office space, expansive event areas, and a dramatic rooftop dining venue. Extending nearly half a city block, the project includes 242,000 SF of mixed-use space on eight levels. This iconic building underwent a major seismic renovation, and ��ĻAV converted the existing, primarily single-tenant retail and office building into a multi-tenant retail building. Also included was the alteration of existing exteriors to all-glass facades and creation of a new rooftop space with a 16,000 SF restaurant and outdoor terrace. ��ĻAV self-performed all lateral and gravity shoring after demolishing 60% of the existing building in multiple phases throughout construction duration. The project achieved LEED Gold certification.

City Center Bishop Ranch

The City Center Bishop Ranch complex is a new, mixed-use development comprised of 270,000 SF of specialty retail, a 42,000 SF luxury cinema with bar and restaurant, a 30,000 SF gym, and a 232,000 SF parking structure. The site includes surface parking, valet parking, landscape improvements, pedestrian pathways, and plaza seating. It is the largest shopping center in the world to be awarded LEED Platinum certification.

The retail center is formed around a piazza-style plaza with water features, food and beverage seating, landscaping, specialty event staging and ice rink amenities for the community. This social gathering experience is the focal point of the project and creates a destination point for business, retail, and community events.

The parking structure has approximately 1,200 parking spaces, EV charging stations, rideshare, bike lockers, circulator bus stations, and a large photovoltaic array.

The project required management of active public roadways, integration of new and old roadways, extensive rough grading and paving, and massive utility and infrastructure scope.

Emeryville Public Market

��ĻAV completed this four-and-a-half-year redevelopment of a 10-acre industrial site and former home of the Pabco Manufacturing ��ĻAV. The scope of work included the new construction of two 145,000 SF, post-tensioned concrete parking structures built over ground floor retail space; a steel-structured restaurant; 10 blocks of completely new utility infrastructure and streetscape; and a new, 1.25-acre park and playground, Christie Park. The team self-performed hard and soft demolition, framing, and finished carpentry.

Due to the site’s location in a very heavily trafficked part of Emeryville directly adjacent to residential apartment blocks, a flourishing food court, and operating businesses, ��ĻAV constructed temporary a bypass road to reroute traffic around the site and coordinated closely with other general contractors.

Market Street Place / 6X6

New construction of a 375,000 SF urban retail center with two levels of below-grade parking and six stories of restaurants and shops above ground. The building features 29,000 SF of glass frontage on Market Street, the central atrium section of which is cable-supported for maximum transparency; while the interior offers tall ceilings and large floor plates of up to 40,000 SF, all which create an ideal mix of retail, restaurant, and entertainment space. The project achieved LEED Gold certification.

48 Stockton

This repositioning project consisted of the core and shell renovation of the former Barney’s Department Store retail space in the Union Square area of San Francisco. The scope included demolition of finishes, installation of all new MEPFS systems, four new elevators, new roofing, and new finishes for a ground floor lobby, elevator lobbies, and restrooms. The combined use building has three floors of designated retail space on the lower level, first and second floors, with office designated space on the third through sixth floors. ��ĻAV self-performed concrete.

Ferry Building

Built in 1898, the Ferry Building has long been a symbol of San Francisco’s historic waterfront. In 1998, a public/private redevelopment partnership was formed to rehabilitate the space, and ��ĻAV was chosen as the general contractor. The extensive renovation of the historic structure included the removal of portions of the original second floor structure and all of the modern-era third floor structure in the nave space to create a dramatic, three-story atrium along the entire length of the building.

In 2003, the project was completed and the Ferry Building returned as a bustling destination for San Francisco residents and visitors. The vibrant interior marketplace attracts over one million visitors annually, and the second and third floor offices are 100% leased to premier tenants.

350 California

��ĻAV provided design-build services for the voluntary seismic upgrade and interior modernization of the 30-story Union Bank Building at the busy corner of California and Sansome streets in downtown San Francisco. All work was completed in a fully occupied building, including self-perform hard and soft demolition.

The seismic work included strengthening beam column connections by replacing existing welds, adding stiffener plates at the beams, and installing fluid viscous dampers between floors at all four corners on 18 floors. The dampers are designed to absorb and dissipate energy in a seismic event.

Interior modernization included tenant build-out for multiple stakeholders, including communal areas, offices, board rooms, bank retail, support space, MEPF upgrades, back-of-house, and more.

THE LOT City Center

A new, 34,000 SF luxury movie theater at City Center at Bishop Ranch, also built by ��ĻAV. This is a high-energy entertainment venue with a 10-screen movie theatre. THE LOT City Center also features a bar, a café, and restaurant.

Presidio Visitor Center

Historical renovation of a bank and post office into the visitor center for the Presidio of San Francisco. The original building was the Main Post jail and many of the original features were restored and revived. Work included the restoration of key exterior elements, full build-out of the lower level, and high-end interior improvements at the upper level to showcase state-of-the-art exhibits.
