ÖÐÎÄ×ÖÄ»AV is returning toÌýCasa EsperanzaÌý(formerly Eula Hotel) in the Mission District to complete Phase 2. The scope of work includes the build out of support spaces with new office space and exterior enhancements. The work for Phase 2 ofÌýCasa ColibriÌý(formerly Mission Inn) includes a seismic retrofit, conversion of new ADA units, renovations, and additions including office and support spaces, electrification of the existing gas hot water systems, and installation of new fire sprinkler systems. Both projects, which are being completed for Dolores Street Community Services in partnership with the San Francisco Department of Homelessness and Supportive Housing and designed by Saida + Sullivan Design Partners, are beginning this month and are set for completion later this year.

 

ÖÐÎÄ×ÖÄ»AV will also be beginning a major exterior rehabilitation at theÌýDunleavy Plaza Apartments in the Mission District as part of the preservation of affordable housing, set for completion for Mission Housing Development Corporation later this year.

Our team, which recently turned over similar work on The Gateway Vista East housing complex in San Francisco’s North Waterfront neighborhood, will perform concrete and fiber-reinforced plastic (FRP) improvements, selective demolition, and build back of existing finishes. This will be ÖÐÎÄ×ÖÄ»AV’s second project with structural engineer Saiful Bouquet Structural Engineers, with whom we completed a seismic retrofit of the occupied, 30-story Fox Plaza Apartments, and one of many with Architectural Resources Group,Ìýour design and historic preservation partner of nearly three decades. Work will begin later this month and is set for completion in February of 2025.

The complex seismic delivery, which carries on the legacy of Frank Lloyd Wright and Taliesin Associated Architects as part of the Marin Civic Center master plan, represents a strong collaboration between our team, the County of Marin, Wiss, Janney, Elstner Associates, CAW Architects, Shalleck Collaborative, Terracon, Roebellen, Ahlborn Structural Steel, Four Star Erectors, Waterproofing Associates, and 14 other key subcontractors.

The 21,800-square-foot building will include a first-floor property management office, residential community space, and neighborhood-serving commercial/retail on the ground floor.

 

Senior Project Manager Jeffrey Keileh, PE, SE, LEED AP, BD+C had this to say: “This endeavor exemplifies ÖÐÎÄ×ÖÄ»AV’s commitment to providing essential services to our community. As a San Francisco native, I am privileged to collaborate with the exceptional teams at 3300 Mission Street Partners and the City of San Francisco, who share our dedication to actively engaging with local communities.”

 

Long-time partners BAR Architects & Interiors and Holmes are providing architectural and engineering services for the project respectively, which is set for completion in 2026. This project marks ÖÐÎÄ×ÖÄ»AV’s growing focus on affordable housing in the Bay Area and beyond.

Project Award: UCLA Wooden Center /news/project-award-ucla-wooden-center/?utm_source=rss&utm_medium=rss&utm_campaign=project-award-ucla-wooden-center Tue, 23 Jan 2024 10:29:58 +0000 /?p=3405 ÖÐÎÄ×ÖÄ»AV was recently awarded the $35 million UCLA Wooden Center Seismic Improvements project. Sitting in the heart of campus, the nearly 190,000 GSF, two-story building contains gymnasiums, courts, weight training, group fitness, staff offices, and meeting rooms.

 

Seismic corrections will include new brace frames; selective structural strengthening at columns; drag, diaphragm, and CMU wall connections; fiber-reinforced polymer (FRP) collector strengthening; and other general repairs and modifications. Work will also enclose the exterior loggia and add 2,600 GSF of programmable space. Upon completion, the new roofing membrane will replace the existing one. A portion of the building will remain occupied and operational during construction.

 

Vice President and Construction Manager Travis Knight, who will lead CM/GC services from ÖÐÎÄ×ÖÄ»AV, stated: “the significance of this seismic improvement marks another milestone in the heart of the UCLA campus. It also represents an anchor for ÖÐÎÄ×ÖÄ»AV bringing our profound expertise back to the Los Angeles market. The project will require deep understanding of the building structure and existing conditions. We will bring together all the qualified individuals and approach the project with detailed planning, ingenuity, and excellence. The Wooden Center will stand the test of time to continue to honor the legacy of the University as well as John Wooden for many years to come.“

 

Designed by the ideas-driven firm and environmental steward NBBJ, the project will be built to achieve LEED Gold certification.

 

While this project marks ÖÐÎÄ×ÖÄ»AV’s first foray onto the UCLA campus, it fits within our portfolio of over 100 seismic retrofits, dozens of higher education and UC deliveries, and a rapidly expanding catalog of Southern California work. The team lands on site in Q1 of 2024 and looks to an late 2025 completion date.

Project Award: UC Law SF 100 McAllister /news/project-award-uc-law-sf-100-mcallister/?utm_source=rss&utm_medium=rss&utm_campaign=project-award-uc-law-sf-100-mcallister Wed, 10 Jan 2024 20:19:21 +0000 /?p=3410 ÖÐÎÄ×ÖÄ»AV will perform the remodel and seismic upgrade of 100 McAllister Street for UC Law SF as part of the university’s long-range campus plan for an academic village in downtown San Francisco. The historic tower, originally designed by Timothy Pflueger and built in 1930, has functioned as a church, hotel, makeshift space for wartime use, and government office building before being acquired by UC Law SF in 1980 as student housing.

ÖÐÎÄ×ÖÄ»AV will restore and the iconic, 28-story Gothic Revival and Art Deco structure’s residential units; provide a complex seismic upgrade; replace/upgrade the elevator systems; perform exterior repairs to terra cotta and masonry, as well as windows and waterproofing; and, re-program several floors of academic and administrative office space.

According to Vice President and Construction Manager Don Libbey, who will lead CM/GC services from ÖÐÎÄ×ÖÄ»AV, “the complexity of this delivery will require a collaborative approach alongside the qualified project team that the university has assembled, where hard work, creativity, and persistence will enable 100 McAllister to achieve its former luster and serve UC Law SF for many years to come.” Ìý

Architectural services are being provided by Perkins&Will, a firm that ÖÐÎÄ×ÖÄ»AV completed similar iconic work with on 140 New Montgomery in 2013. While ÖÐÎÄ×ÖÄ»AV has completed over a dozen higher education projects in the University of California system, this is the firm’s first collaboration with UC Law SF. Completion is set for 2028.

Project Award: Japantown Peace Plaza Renovation /news/project-award-japantown-peace-plaza-renovation/?utm_source=rss&utm_medium=rss&utm_campaign=project-award-japantown-peace-plaza-renovation Wed, 03 Jan 2024 23:24:53 +0000 /?p=3382 Starting in June of 2024, ÖÐÎÄ×ÖÄ»AV will renovate the Japantown Peace Plaza, a major cultural landmark with iconic on-site structures like the historic Peace Pagoda monument. The outdoor plaza is over 30,000 square feet in area and built over a parking garage. The scope of work includes demolition of the existing plaza down the structural roof slab, seismic retrofit of structural concrete, and installation of new, below- grade drainage and waterproofing. The plaza will be completed with new pavers, landscape planters and irrigation, decorative walls, curbs and railings, lighting and electrical systems. Architectural work includes the construction of a new storage building. The existing buildings at the Japan Center Mall that front the edge of Peace Plaza as well as the parking garage below will be occupied and used by the public during construction.

 

The $16 million project, designed by the San Francisco Department of Public Works, is set for completion in July of 2025.

ÖÐÎÄ×ÖÄ»AV is performing new construction of a mixed-use building containing state-of-the-art research and laboratory space, support offices, and classrooms for the UC Berkeley College of Chemistry. The six-story (with partial basement interconnecting adjacent buildings) structure will create a focused arrangement of spaces that connect science and learning around three primary program elements: laboratories, write-up spaces, and grouped amenity spaces such as conference and break rooms. Laboratory functions will consist of physical and synthetic chemistry, chemical and biomolecular engineering, and some general purpose spaces.

Additional work includes demolition of a current on-site structure as well as on-site elements such as a retaining wall and pedestrian egress bridge; a new exterior generator yard with storage tank; the relocation of an underground fresh air shaft; construction of a new terraced landscape; and relocation of existing underground utilities, all on a busy intersection of the active campus. Designed by renowned architect HOK, the project is being built to achieve LEED Gold certification.

ÖÐÎÄ×ÖÄ»AV has completed over a dozen projects on campus, including several ongoing projects such as the Academic Seismic Replacement Building and Dwinelle Hall Annex. Work is set to start in Q1 of 2024.
